She could retain personal ownership under independent oversight.
Or she could transfer the core estate into a public-benefit trust and receive a protected lifetime share.
Ava chose the trust.
Ashcroft House became the Eleanor Sterling Center for Patient Rights and Financial Abuse Prevention.
The upper balcony remained closed during renovation.
Architects proposed removing it entirely.
Ava declined.
The railing was rebuilt above modern safety standards. The independent sensor remained visible.
